What Warren Buffett Can Teach You About Houses

There is a version of the housing market story that gets told over and over, and it goes like this: prices are high, rates are high, nothing is affordable, and the only people buying are the ones with cash. That version is not wrong, exactly. It is just incomplete.

The arithmetic here is brutal and worth understanding clearly. A buyer who financed a $400,000 home at three percent in 2021 pays roughly $1,686 per month on principal and interest. That same loan at a seven percent rate costs $2,661. That gap of nearly a thousand dollars a month is why transaction volume has fallen to levels not seen in decades. Volume collapsed. Prices mostly did not.

Here is what that creates for someone who is financially prepared and ready to move: a better chance of getting the house you want without losing a bidding war. The panic buyers are gone. The buyers who showed up with letters waiving inspections and offering a hundred thousand over asking have mostly sat back down. What remains is a more functional market, even if it is not a cheap one.

Before you look at a single listing, get your financing fully sorted. Not a rough estimate. Not a verbal confirmation from a loan officer you met once. A full pre-approval based on verified income, tax returns, bank statements, and a hard credit pull. Any agent worth working with will tell you the same thing: no pre-approval, no offer.

The inspection is where the marketing copy meets reality. Show up for it even if it costs you half a day of work. A good home inspector will walk you through what they are finding as they go, and the conversation is often more valuable than the written report that follows.

Budget enough to cover origination fees, title, escrow, prepaid taxes, and insurance without being caught short at the table. First-time buyers often do not see the full closing cost picture until the Closing Disclosure arrives three days before settlement. Ask your lender for a Loan Estimate as early in the process as possible.

Real estate is illiquid. Transaction costs, agent commissions, and closing fees mean you typically need three to five years just to break even on a purchase. None of that means do not buy. It means be honest about your time horizon before you commit.

The buyers who come out ahead in this market are not the ones who waited for perfect conditions. They are the ones who understood what they could afford and moved with confidence. If you are ready to take that step, real estate listings and buyer tools are a practical starting point.
